If I Decide To Build a Fence, What Is The Process?

First, review the Covenants, Conditions, & Restrictions document found here.
Next: Determine your property lines. Your builder or fence company may be able to help you here. You may also use a professional survey company to determine your exact property lines. This choice can protect you from any discrepancies that could be made such as your neighbor owning part of your new fence.
Then: Hire a fence contractor. Handy homeowners may choose to build their own fence but the HOA does recommend hiring a professional fence contractor. A professional fence company should also be able to help you with the surveying or any other questions you may have.
Finally, submit your fence design to the HOA for approval. This final step should only take 1-2 days. The HOA contact information can be found here.
When Will The Swimming Pool Be Built?
No actual date has been determined. The developer does have a swimming pool planned for the Erika’s Place Community. Timelines may change, however, the construction of the new pool is currently planned to take place during the third phase of the build-out at Erika’s Place. The second phase of the build-out is planned to begin soon.
How Do I Set-up Mail Service?

Erika’s Place residents must currently go to post office for their mail. At some point in the near future residents will be able to retrieve their US Mail from their assigned cluster mailbox. Assigned cluster mailbox keys can be picked up from the Platte Purchase Post Office location. The USPS has switched to a new (more secure) type of arrow lock which must be installed on all new cluster boxes. The USPS has assured the developer that the local carrier will continue to visit Erika’s Place daily to establish GPS routing data and to deliver packages to residents.
What Day is KCMO Trash Pick-up?

Kansas City trash collections service is showing Erika’s Place as active, meaning it is being serviced. Trash pick up is on Mondays and should be set outside by 7AM. All homeowners are to have a blue container for trash and a yellow container for recycling. Blue containers should be delivered during September & October of this year. In the meantime, homeowners are allowed two bags of trash per household, per week, and they can’t weight more than 40 pounds each. If a household needs more than two bags of trash per week, they can purchase tags and bags from Home Depot, Lowe’s and other similar places. Any trash bag above the allowed “two bag limit” will need a tag to be picked up.
If a homeowner does not yet have a yellow container for recycle, they can call 816-513-1313 x 313 and request one.
