July 6th, 2023 – A Lenexa builder has branched out from its Johnson County focus area with plans to build out a key corner in a master planned development in Kansas City’s Northland.
Oddo Development looks to build a mixed-use community with about 350 apartments and a commercial district on 41 acres northwest of Platte Purchase Drive and Missouri Highway 152. In late May, the developer acquired the pair of undeveloped parcels from an affiliate of Overland Park-based MD Management for an undisclosed sum.
The 41-acre site sits within Twin Creeks Village, a phased master plan spanning 487 acres around the intersection, for which MD Management won city approval in August 2020. It is just east of Sporting Kansas City’s Central Bank Sporting Complex, which opened in April, as well as the Manor Homes of Fox Crest apartments.
“We are thrilled to have acquired this land parcel in the growing Northland,” Oddo Development CEO Rick Oddo said in a release. “This community represents our commitment to improving the way we live with innovative and community-focused spaces that enhance the quality of life for residents neighbors and visitors alike.”
Oddo’s mixed-use community will allocate 14 acres for commercial space, targeting hospitality, dining and entertainment experiences, its release says. Developer representatives did not say what, if any, changes are anticipated from Twin Creeks Village’s approved 2020 plans or what city approvals will be required before the new community can break ground.
The Twin Creeks Village master plan shows the 41-acre site with a smaller apartment count, at 230 units in five three-story buildings; plus three 14,000-square-foot office and retail buildings; a pair of 90-room hotels; 11 retail buildings between 3,800 and 10,000 square feet, fronting Platte Purchase and Tiffany Springs roads; a food truck court; and a new public road and roundabout through the site. Kansas City’s development database did not reflect any subsequent plan filings for the site, by Oddo or other groups, as of Thursday afternoon.
Oddo plans a fall groundbreaking on its community’s retail, with apartment construction to follow in 2024, its release says. Klover Architects will lead the development’s design.
In Johnson County, Oddo won approval in March to build the East Village of Leawood, a $300 million phased mixed-use project formerly known as Cameron’s Court near 135th Street and State Line Road. The developer also this year resuscitated plans for Woodland Forest, a 56-acre project with multifamily, single-family and senior-living elements at Woodland Road and Kansas Highway 10, in partnership with fellow Lenexa builder Prime Development Land Co.
